The latest numbers for Maury County show buyers have more homes to choose from than they did a year ago, while homes are also taking longer to sell.

According to the August 2026 Realtracs Market Trends report for Maury County, 385 new single-family listings came on the market during August, an 18% increase from 325 in August 2025. New contracts also increased, with 207 homes going under contract compared with 157 last year, a 32% increase.

Inventory is one of the biggest changes I'm watching. Average active inventory increased from 628 homes last August to 801 this August, a 28% increase. Total inventory reached 1,097 properties, up 22% year over year.

At the same time, closed sales slowed. Maury County recorded 163 closings in August, compared with 176 in August 2025, a 7% decrease. The report's three-year chart shows 199 closings in August 2024, 176 in August 2025 and 163 this August.

What are home prices doing?

Prices were relatively steady year over year.

The average sale price was $522,492, compared with $523,945 last August. The median sale price increased 2%, from $452,500 to $459,990.

That distinction between average and median is worth keeping in mind. These are countywide figures covering all single-family closings included in the report. They don't tell us what a particular home in Columbia, Spring Hill, Mount Pleasant or another part of Maury County is worth.

Homes are taking longer to sell

The average days on market for closed homes increased from 31 days to 45 days, a 48% year-over-year increase. The average time from listing to contract also increased from 50 days to 65 days.

Months of supply increased from 4.23 months to 5.81 months, a 37% increase.

Put together, the numbers show a market with substantially more inventory and longer selling times than we had a year ago. At the same time, 207 homes went under contract during August, so buyers are still making purchases. The median closed price was also slightly higher than last year.

What does this mean if you're selling?

With more homes available and longer marketing times, pricing becomes especially important. Sellers aren't competing against the market average. They're competing with the other homes buyers are considering in the same location and price range.

Before putting a home on the market, I would look closely at recent closed sales, current competing listings, condition and how long similar properties are taking to sell.

What does this mean if you're buying?

More inventory gives buyers more properties to compare than they had a year ago. Longer marketing times may also create negotiating opportunities on some properties, but that will depend on the individual home, its condition, location, price and how long it has been available.

I wouldn't assume every seller is going to negotiate simply because countywide inventory has increased. A well-priced home can still attract interest quickly.
